CHAM™ Professional Designation Requirements

Asset Management Specialist (AMS®)

This intermediate CHAM designation is obtained by successfully completing three courses:


  • AM121 Nuts and Bolts of Asset Management for Asset Managers  or AM121el Nuts and Bolts of Asset Management for Asset Managers

  • AM290 Asset Management Specialist - The Fundamentals 

  • AM291 Asset Management Specialist - Introduction to Financial Tools 


Holders of the AMS designation have learned the basic principles of asset management and mastered the tools required to manage property and fulfill the owners' goals.


Certified Housing Asset Manager (CHAM®) 

The advanced CHAM designation is a prestigious recognition that requires (a) the AMS designation (or proof of passing the exams associated with the AMS courses) and (b) the successful completion of four additional courses:


  • AH101 An Overview of Affordable Housing Development or AH102 The Basic Steps of the Affordable Housing Development Process

  • AM321 Advanced Financial Tools for Asset Managers

  • AM351 Advanced Housing Asset Management 

  • AH211 How to Maintain Compliance in LIHTC Projects or an approved equivalent tax-credit compliance course from another source.


With prior approval from training division staff, candidates may receive credit for relevant courses taken no more than two years prior to enrollment in the professional certificate program.
